Submit Your Request

Fill out the online form with:

  • Property address
  • Your name, email, and phone number
  • Your role (heir, trustee, executor, attorney, CPA)
  • Date of death (the valuation date)
  • Purpose of the appraisal (step-up in basis, trust, gift tax)

That's all we need to get started. If anything needs clarification, we'll follow up before sending your invoice.

Review & Invoice

We review the property and your request within one business day, then send you:

  • A confirmation that we can complete the appraisal
  • A secure Square invoice with the fee for your assignment
  • Any follow-up questions about the property or assignment

All appraisals are USPAP-compliant and meet IRS valuation standards.

Pay & Submit Photos

Pay the invoice securely online, then submit property photos. We need photos that reflect the property's condition at the date of death:

  • Front exterior
  • Rear exterior and yard
  • Kitchen
  • Bathrooms
  • Living areas
  • Any notable upgrades, damage, or deferred maintenance

Photos can be submitted via upload, email, text, or shared cloud link. If the property has changed since the date of death, let us know what's different — we'll use your description to establish the condition as of the valuation date. Your appraisal begins as soon as payment and photos are received.

Receive Your Appraisal

Your completed appraisal is delivered as a PDF via a secure download link within 5–7 business days of payment. The report includes:

  • Fair market value opinion as of the date of death
  • Comparable sales analysis with adjustments
  • Property description and condition assessment
  • Appraiser certification and license information
  • USPAP compliance statement

Forward the report directly to your CPA, attorney, or trustee. If any property details were misrepresented or misunderstood, we revise the appraisal at no additional cost.
