Enter Property Details

Fill out the online order form with basic property information:

  • Property address
  • Property type (single-family residence or condominium)
  • Approximate square footage and lot size
  • Year built
  • Number of bedrooms and bathrooms
  • Date of death (the valuation date)
  • Purpose of the appraisal (step-up in basis, trust, gift tax)

Don't worry about getting every detail perfect. If anything needs clarification, we'll follow up before starting the appraisal.

Select Your Tier & Pay

Choose the report format that fits your needs:

  • Standard Desktop ($449) — Self-contained report with maps, comp photos, and market conditions analysis. Best for CPA filings, trusts, and situations where the report may be reviewed by third parties.
  • Basic Desktop ($299) — Same analytical methodology in a streamlined format. Good for simple estates and personal records.

Pay securely online. Both tiers are USPAP-compliant and meet IRS valuation standards.

Submit Property Photos

After placing your order, you'll receive instructions for submitting property photos. We need photos that reflect the property's condition at the date of death:

  • Front exterior
  • Rear exterior and yard
  • Kitchen
  • Bathrooms
  • Living areas
  • Any notable upgrades, damage, or deferred maintenance

Photos can be submitted via upload, email, text, or shared cloud link. If the property has changed since the date of death, let us know what's different — we'll use your description to establish the condition as of the valuation date.

Receive Your Appraisal

Your completed appraisal is delivered as a PDF via a secure download link. The report includes:

  • Fair market value opinion as of the date of death
  • Comparable sales analysis with adjustments
  • Property description and condition assessment
  • Appraiser certification and license information
  • USPAP compliance statement

Forward the report directly to your CPA, attorney, or trustee. If any property details were misrepresented or misunderstood, we revise the appraisal at no additional cost.
